Whether you're a prospective resident or a current homeowner, this resource is designed to provide you with the information you need. Architectural and Construction

If you have bought a plot, you may use an architect of your choosing as long as your design adheres to the guidelines as set out in the Architect’s Design Manual. Also see this document for the relevant fees.

To fulfill our commitment to be a sanctuary of luxury living, no construction is allowed on weekends.

No, but owners will be encouraged to include a drying yard in their plans during the HOA design review process.

Community and Environment

The Estate’s landscaped vegetation (rehabilitated fynbos) will grow right up to the kerb and there will be no verges for public parking on the road. However, depending on how far forward the house is sited on the plot, each driveway should accommodate four cars outside the garage. Additional parking options are being investigated.

Kikuyu grass is prohibited in the Estate, as per the environmental conditions of approval for the development. The following grass species are permitted:
• Cynodon Dactylon (Bermuda grass)
• Stenotaphrum Secundatum (St Augustine grass)
• Eragrostis Curvula (African love grass)

Apart from cameras at the entrance area to monitor vehicles entering and leaving the Estate, the complete perimeter is covered by cameras.

The common areas, such as road verges, around stormwater ponds, and public walkways, will be irrigated in the short term to encourage the initial rehabilitation of fynbos. Once the fynbos in these areas is established, the irrigation will be removed. There will not be irrigation in the larger common areas where extensive clearing of alien vegetation will encourage the existing fynbos to re-establish and thrive. Only select areas at the entrance to the estate will receive conventional irrigation in the long term.

We have an alternative power source via solar and generator to support this infrastructure.

Municipal bins are emptied by council on Fridays, please ensure your bin is out on your driveway by 07h00

• Recycling is collected on Thursday by inhouse staff
• Any recycling materials can be placed together in the clear bags – these can be collected from the guardhouse.
• We have an external service provider that collects from the office and does the further separation of recyclables

It is every homeowner/tenants’ responsibility to remove this from the estate.

• Short term visitors can be given access via the EV track app using a pin code
• Longer term visitors can be added for facial recognition access, at the estate office
• All visitors need to have valid Identification on hand, and drivers must have a valid driver’s license

• In these exceptional cases the homeowner may sign a waiver-form at the guardhouse, taking full responsibility.
• Please note: in the case of foreign passports/driver’s licenses, the guards are mandated to take a picture of said documents and utilise for handheld scanning

Yes, dogs and cats are permitted. The city by-laws and Estate Code of Conduct are to be adhered to and pets need to be registered.

• Contractors are only permitted to work on the estate Monday-Friday 7am-6pm
• Gardeners and domestics may work over weekends with the HOA’s approval and access control system
• Emergency repairs/service providers after-hours are allowed with the HOA’s consent

• You will receive formal emails from the managing agent (Percipient) and the HOA office (Estate Manager and/or Administrator)
• The HOA office could be in contact telephonically
• The HOA operates a resident WhatsApp group to assist in getting important messages to you in a timeous manner.

• Post is delivered to the estate office in bulk and distributed from the guardhouse
• Couriers/ deliveries are allowed to access the estate, in order to deliver at your residence. Standard Security Access protocol applies.
